Dan Owens

Founder & Principal

Senior housing investment sales & transaction advisory.

Dan Owens is the Charlotte-based founder and Principal of Senior Housing Services, a senior housing and care real estate brokerage focused on investment sales, site selection and transaction advisory. Licensed as a North Carolina real estate agent and broker since 1997, Dan brings nearly three decades of industry experience. He is also licensed in South Carolina and Georgia and previously held appraisal licenses in North Carolina and South Carolina for approximately ten years.

That combination of brokerage and valuation experience gives Dan a practical understanding of both how a transaction is marketed and how it is evaluated. Over his career, he has worked with buyers and sellers, owner/operators, banks and bankruptcy trustees across operating communities, development sites, land assemblages and Certificate of Need rights.

Dan has represented sellers of senior housing and care properties in North Carolina, South Carolina, Virginia, Maryland and Georgia and has assisted buyers in identifying regional sites for new communities. His assignments have included independent living, assisted living and nursing facilities, land for retirement and empty-nester development, and the transfer of Adult Care Home CON rights. This breadth allows him to approach an assignment from both the operating-asset and real-estate perspectives.

His appraisal background has been particularly relevant in North Carolina’s regulated senior housing market. Dan previously worked as a state-licensed appraisal professional focused on senior housing and care and completed valuation work involving both facilities and CON beds. He became recognized in North Carolina as a market maker in Adult Care Home CON beds, giving him specialized experience in transactions involving both operating facilities and CON rights.

For owners considering a sale, Dan draws on decades of market familiarity and industry contacts to identify likely buyers and position the opportunity clearly. For buyers and developers, his experience includes site selection and identifying suitable locations for new communities. Across both sides of the transaction, his focus is practical execution and the issues that can affect a successful closing.

Dan earned an M.B.A. from the University of South Carolina with an emphasis in Finance and Marketing. He has taught continuing education courses on buying, selling and financing senior housing and care, served on the board of the North Carolina Assisted Living Association, and previously interned in the United States Senate on Capitol Hill.
