Dan Owens Hosts Investment Activity Roundtable at InterFace Seniors Housing Southeast
Senior Housing Services Founder and Managing Principal Dan Owens hosted a ValuePLUS roundtable in Atlanta focused on the factors behind increased senior housing transaction velocity.
The discussion began with a simple premise: transaction activity has clearly accelerated, but the more useful question is why deals are clearing now and where liquidity remains selective.
Dan framed the conversation around six drivers shaping today's market—operating fundamentals, constrained new supply, capital availability, price discovery, seller motivation and operator quality. The goal was to separate broad sector optimism from the property-level factors that actually create bid depth and closing certainty.
Market context
The data point to a healthier transaction environment: deal counts are higher, occupancy continues to improve, construction remains unusually constrained and more capital is seeking exposure to the sector. At the same time, the recovery remains uneven by asset, operator and submarket.
What is driving increased velocity?
Improving operating performance. Better occupancy, rent growth and margin recovery are making forward NOI more credible and giving buyers greater confidence in value-add assumptions.
Scarce new supply and replacement-cost pressure. Limited construction is benefiting existing communities, while acquisition can remain more compelling than development when assets trade below replacement cost. The caveat is that a low basis does not cure functional obsolescence or deferred capital needs.
More available—but still selective—capital. Debt and equity liquidity have improved, but underwriting remains disciplined. Buyer depth varies materially by asset quality, operating story, market and transaction size.
More realistic price discovery. Improving property performance and greater acceptance of the current capital environment are bringing buyer and seller expectations closer together.
Seller motivation. Loan maturities, fund timelines, deferred capital needs, operator fatigue, ownership succession and portfolio strategy are bringing more assets to market.
Operator quality. The roundtable emphasized that demographics alone do not create value. Management depth, labor execution, regional density and the credibility of the operating platform remain decisive.
A selective recovery
The central takeaway was that the increase in transaction velocity reflects genuine improvement in fundamentals, but it is not a uniform recovery. The strongest opportunities combine favorable local supply-demand conditions, visible NOI growth, credible operating execution and a basis that still leaves room for capital expenditures and execution risk.
Market context used for the roundtable was current as of August 21, 2026 and drew from NIC, NIC MAP, Levin Associates, JLL and NCREIF.
