Institutional experience with a regional, hands-on approach.
Will Childs is an Atlanta-based senior housing investment sales and transaction advisory professional with more than 20 years of commercial real estate experience and a specialized focus on seniors housing and healthcare since 2008. He has maintained a particular emphasis on the Southeast while completing more than 3,500 advisory assignments across all 50 states and participating in investment sales and lease transactions exceeding $300 million.
That background gives clients more than transactional representation. Over the course of his career, Will has developed a detailed understanding of the operating, financial, physical and market factors that drive value, buyer interest and closing certainty in senior housing and healthcare transactions. He helps owners establish supportable pricing expectations, identify the most appropriate buyer universe, anticipate underwriting concerns and present an asset’s investment potential clearly and credibly.
Will began his seniors housing and healthcare career with Cushman & Wakefield’s Capital Markets Healthcare Practice Group, where he assisted with investment sales and lease transactions nationwide. He later completed select brokerage assignments while building and leading national valuation and consulting practices. His transaction experience has included independent living, assisted living, memory care, skilled nursing and continuing care retirement communities, together with select behavioral health, medical office and acute-care assets.
Although much of Will’s career has been devoted to valuation, market studies and consulting, that experience now serves as the foundation of his full-time brokerage practice with Senior Housing Services. His property-level work has provided direct exposure to the ownership, operating, reimbursement, competitive, capital and due-diligence issues that influence both marketability and execution. As a result, he approaches each assignment with an understanding of how sellers, buyers and lenders are likely to evaluate an asset.
For owners considering a sale, Will helps translate complex operating and market information into a positioning strategy that can withstand buyer scrutiny. He works to frame the investment thesis clearly, prepare properties and financial information for market, identify the most likely purchaser profiles and evaluate offers not only on headline price, but also on financing assumptions, contingencies, diligence requirements and the purchaser’s apparent ability to close.
Most recently, Will served as a Senior Director in JLL’s national seniors housing and healthcare practice. Before joining JLL, he was a Partner and Executive Vice President at OHC Advisors, where he helped grow the firm into one of the country’s largest specialty valuation and advisory platforms focused on seniors housing and healthcare. He previously served as Executive Vice President of Salus Valuation Group, where he led its national seniors housing practice.
At Senior Housing Services, Will focuses on investment sales, transaction strategy and client representation throughout the Southeast and beyond. He earned a Bachelor of Business Administration in Economics from the University of Georgia’s Terry College of Business, where he served as Student Body President, and he remains based in Atlanta, where he has spent his entire career.
